12-Month Warranty Expiration Inspections

Your builder's warranty typically lasts for 12 months, and this is the ideal time to have your home inspected to address any problems before the warranty expires. We will identify any defects, damage, or areas needing repairs that are still covered by your warranty, helping you avoid costly repairs later.

What’s Included in the Inspection

  • Structural Integrity: We examine the foundation for any signs of settling or shifting, the framing for proper alignment, and the roofing structure for defects in design or material. This includes checking for potential issues with load-bearing elements, such as beams and attic framing, as well as looking for any cracking, bowing, or warping that could affect the overall stability of the home.

  • Plumbing System: Our inspection includes a comprehensive assessment of the plumbing system, including water supply lines, drain lines, venting, and fixtures. We’ll check for signs of leaks, improper installation, and code violations. This includes verifying the quality of water pressure and ensuring that water heater installations meet safety standards and are functioning efficiently.

  • Electrical System: We perform a thorough review of the electrical system, including the main service panel, circuit breakers, grounding, and outlet wiring. We check for overloaded circuits, improperly installed outlets, and compliance with the National Electrical Code (NEC). Additionally, we inspect for any potential fire hazards, such as exposed wiring or improperly connected grounding systems.

  • HVAC Systems: We evaluate the heating, ventilation, and air conditioning (HVAC) systems to ensure they are installed correctly and function efficiently. This includes checking air duct sealing, proper airflow, proper temperature differentials, thermostat functionality, and ensuring that the system is in good working condition to provide year-round comfort. We also assess the condition of any filters, air handlers, and exhaust systems.

  • Interior & Exterior: We inspect all finishes, including drywall, trim, flooring, windows, doors, and cabinetry, for cosmetic issues and signs of structural movement or settling. On the exterior, we evaluate the condition of siding, roofing, flashing, and paint, looking for signs of weathering, water intrusion, or poor installation that may lead to long-term damage.

  • Safety & Compliance: A critical part of our inspection is ensuring that the home complies with all relevant safety standards and building codes. This includes inspecting smoke and carbon monoxide detectors, proper egress in bedrooms and basement areas, and any other safety systems that may be required by local or national regulations. We also check for potential hazards, including radon levels, lead-based paint (in homes built before 1978), and mold growth.
